Primavera Residential complex
A new residential area with premium-class houses is located on the bank of the Strogino floodplain and occupies a vast plot of 12.14 hectares on the site of the former Tushino airfield. The large development area and proximity to the water predetermined a comprehensive approach to this project. It pursued the goals of both creating a residential area with the most spectacular views of the water, and forming a complete urban environment, consisting of streets, enclosed courtyards, retail areas, and necessary transport infrastructure.

The result is a multi-faceted, multi-layered, low density landscape which gives the impression of an environment which has been built up gradually and in its natural state. The complex consists of four blocks and assumes a wide range of layouts, from unique lots to more practical and standard flats. This feature not only adapts the project to a variety of consumer needs, but also has a beneficial effect on the social diversity within the complex.
The stepped residential towers are located on the first line. Their structure implies a variety of planning solutions and allows for a maximum number of flats with views of the floodplain and the bend of the Moskva River. One of the unique design solutions is the large number of lots with spacious terraces, including penthouses on the upper floors. The complex shape and curved pattern of the balconies across the floor create a striking and memorable silhouette for the building. In this case, the aesthetic features were particularly important, as the towers are clearly visible from the river and will become the dominant feature of the whole area.
Behind the high-rise buildings there is a low-rise development that forms an urban environment with blocks and streets. One- or two-storey blocks are intended for retail. Another row of high-rise towers, whose architecture echoes the rest of the buildings, forms the northern boundary of the residential area.
Each block has a secure, car-free courtyard. Some flats at ground-floor level are complemented by front gardens, providing additional privacy.
